You will serve as a key partner to property leadership, helping drive operational consistency, preventative maintenance practices, and a culture that reflects our Core Values while creating a safe, welcoming environment for residents and staff.Essential Job FunctionsOversee building operations and maintenance for a portfolio of residential properties across North, Central, and South Georgia.Lead maintenance operations to Related Affordable Standards including preventive maintenance, service order completion, unit turns, curb‑appeal, annual apartment inspections, safety inspections, and maintenance shop compliance. Advocate for safety and environmental compliance, conduct regular property visits to provide guidance and technical support to Maintenance Supervisors and Community Managers.Mentor, train, and support Maintenance Supervisors and Technicians, influence change management, develop team members, and foster a resident‑focused culture. Coordinate trainings to enhance technical trade and business skills and promote positive employee engagement.Participate in talent management functions by interviewing, onboarding, and training Service Managers, recommending professional advancement, and handling disciplinary actions.Assist in developing scopes of work, soliciting bids, and coordinating contracts for vendor services and capital projects. Create competitive bid packages and recommend project placement.Complete annual apartment inspections using a mobile facilities application to meet NSPIRE standards and assist the Community Manager in developing a plan to complete inspection work orders.Manage and participate in REAC inspection preparation, working with the regional REAC manager, coordinating staff and vendor resources, and completing work side‑by‑side with site staff.Partner with Related Construction on property rehabs, reviewing rehab scopes, coordinating with site staff, ensuring quality assurance, overseeing punch lists, and developing handover documents.Promote a strong safety culture across the portfolio, monitor compliance of safe work practices and PPE use, and ensure site‑specific emergency preparedness plans are in place.Provide 24/7 availability to deliver after‑hours guidance and technical assistance to site staff via telephone.
