Our client is a full-service real estate firm specializing in the development, investment, and management of mixed‑use, retail, multifamily, and office properties.Position SummaryThe VP/Asset Management is the senior strategic leader responsible for the overall performance of a premier mixed‑use asset. This role is primarily responsible for asset‑level strategy, financial performance, and cross‑functional leadership, while ensuring best‑in‑class property operations through the onsite team. The role reports directly to the Senior Vice President of Asset and Property Management.Primary ResponsibilitiesLeadership and OperationsProvides enterprise‑level oversight for the entire asset, including retail, Master Owners Association (specific areas outside of the Retail Component within the asset) and the District Owners Association (subterranean parking field).Ensures strategic alignment, operational excellence, and long‑term value creation across all areas of the property.Leads and directs the onsite leadership team, including the General Manager.Primary liaison with institutional partner.Drives disciplined execution and elevates performance standards across operations.Ensures a cohesive, high‑quality experience for tenants, customers, and stakeholders throughout the property.Leasing and Market StrategyPartners with internal teams and third‑party leasing brokers to support leasing strategy, including new leases and renewals.Maintains deep knowledge of the Atlanta market, including competitive properties, market supply and demand trends, leasing activity, evolving product trends, and demographic insights.Maintains awareness of emerging real estate and retain trends to support the asset's ongoing relevance and long‑term success.Financial and Asset PerformanceDevelop and execute the annual budget, strategic business plan, and asset‑level initiatives to optimize performance and enhance value.Maintain full accountability for property‑level financial performance, including profit and loss oversight, revenue growth, cost management, and cash flow optimization.Identify market and property trends and translate insights into actionable strategies that strengthen the asset's performance and competitive position.Lead capital planning and capital improvement initiatives, including oversight of construction‑related activities and project execution.Prepare and deliver monthly and quarterly reporting for ownership and equity partners.Marketing, Tenant Relations, and Stakeholder EngagementOversees marketing strategy and brand execution to drive traffic, improve sales performance, and strengthen overall market relevance.Monitors tenant business performance and sales trends to identify opportunities, risks, and potential exposure related to bankruptcies or closures.Builds and maintains strong relationships with tenants, local businesses, community organizations, media, and governmental stakeholders.Serves as a visible representative of the asset in the market and support initiatives that enhance the property's reputation and community presence.QualificationsBachelor's degree required; advanced degree preferred.10+ years of progressively responsible commercial real estate experience, with significant leadership responsibility in retail and/or mixed‑use environments.Demonstrated experience in asset management, property operations, and strategic oversight of complex real estate assets.Strong financial acumen, including budgeting, reporting, and business planning.Excellent written and verbal communication skills, with the ability to prepare clear, executive‑level reports and presentations.Proven ability to lead cross‑functional teams across operations, construction, leasing, marketing, and revenue generation.High level of initiative, sound judgment, and ability to operate effectively in a dynamic, entrepreneurial environment.#J-18808-Ljbffr
