This includes quarterly and annual on-site inspections and reviewing future capital needs. This includes out-of-state communities.Assist with the administration of procurement and fiscal management activities associated with building and grounds maintenance, which may include NSPIRES, RFPS, and contracts for service, grounds, and maintenance.Assist community teams in preparation for scheduled inspections asOversee the inspection cure process to ensure the prescribed deadlines complete all requiredCoordinate with QA to ensure required documentation is provided for the official IPMWork with the Associate Vice President to outline service procedures and protocols for all on-site teams, establish policies, procedures, and guidelines to be used throughout the company, and identify and implement procedures to enhance operational efficiencies.Analysis of service requests and unit inspections regularly to identify areas for improvement, such as identifying software programs or IT enhancements that will enable the service team to work more efficiently and effectively.Working with on-site Service Managers and maintenance teams to troubleshoot significantAssist with the creation and implementation of an annual preventative service program by establishing a Standards of Excellence for the service team (i.e., outlining annual, quarterly, and monthly service goals)Participates in and oversees the initial onboarding of all new maintenanceProvide training (individual, classroom, webinar, etc.) specifically regarding the technological components of the Service positions (mobile work order and inspection devices, PAYscan, ).Assist with the rollout, ongoing implementation, and execution of all technology applications related to maintenance services throughout the portfolio.As needed, assist sites with staffing, ordering, and planning to prevent deferred maintenance, delayed unit turns, and general neglect.Adhere to all OSHA Safety requirements, the IPM Standardization Guide, and the IPM Service and Safety Manual.General Job Functions:Steps in to assist with covering vacant (long-term) Service Manager positions as required to ensure continuity of service to all customers.Oversees maintenance reporting, provides trends and analytics on maintenance performance to Regional Managers, and makes staffing and labor standards recommendations to facilitateMonitors work orders and inspection reporting and work in concert with Regional Managers to ensure compliance with delivery standards.Other duties may be assigned from the Associate Vice President of AssetEmployment Eligibility VerificationMust possess valid documentation to establish identity and U.S. employment eligibility.Submission to, and ability to pass, a thorough pre-employment background check and drug screening is a requirement for employment.The Integral Group. is an Equal Opportunity EmployerAs an equal opportunity employer, The Integral Group recognizes that our strength lies in our people.
