Overview Regional Director reporting: Position reports to a Vice President of Operations. Portfolio: 104 properties, 30,000+ class A units in North Carolina, California, Georgia, Texas, Colorado, Arizona, Tennessee and Washington. CWS expects the portfolio to grow to 150 properties in the next five years. Employee responsibility: Approximately 30+ on-site employees report up through this position. Location: Dependent upon assigned region.What You Will Do Responsible for all aspects of successful property management for a portfolio of apartment properties, including overseeing on-site personnel and ensuring compliance with CWS safety practices, operating policies and regulatory requirements.Align with and positively influence the CWS culture; embody and promote the CWS Purpose and Values in daily leadership.Make safety a top priority and ensure the health, well-being, and safety of team members, residents, contractors, and yourself.Operate the properties to achieve objective budgeted financial goals and manage the leasing and operations strategies for a portfolio of multi-family communities.Lease properties at or above market rate for new and existing residents; manage controllable expenses and provide timely notification of variances with action plans to mitigate negative variances.Recruit, hire, train, retain, and lead on-site managers and large teams in maintenance, leasing, and operations; provide coaching and development.Conduct regular property inspections, address safety and condition concerns, and maintain property presentation focused on tour routes and condition of units.Provide exceptional customer service; resolve resident complaints promptly and maintain high resident satisfaction (target: four (4) stars or greater on Google for each property).Escalate safety or wellbeing concerns as appropriate and collaborate with other departments to maintain credibility and trust across the company.Establish problem-solving systems to proactively identify and address issues, diagnose problems quickly, communicate clearly, implement remedies, and ensure follow-through.What You Bring To Us — Qualities Emotionally intelligent, critical thinker, authentic, with superior verbal and written communication skills.Influential leader, polished, professional presentation, and ability to model company values daily.Qualifications Four-year bachelor's degree preferred; graduate experience a plus.10+ years progressive management experience in the multifamily real estate sector.Knowledge of multifamily industry trends, best practices, rules and regulations.Proficiency in Microsoft Office (especially Excel) and property management systems such as Yardi or similar software; experience with revenue management systems is a plus.Own a valid driver's license and have current automobile insurance.#J-18808-Ljbffr
